Home Inspection
The basic home inspection will include a visual inspection of the structure(s) and its major components. A professional inspection will normally take two to three hours depending on the size and condition of the property. You should attend the inspection, as it is a great learning experience and a good opportunity to get to know the house.

Radon Testing
Radon testing is conducted using state of the art radon monitors. Results are available the same day the test ends and includes an hour-by-hour chart of the radon level and ambient temperature.
Camera Septic Inspection and Warranty
A camera septic inspection is the most thorough septic inspection available. The septic tank lid is removed, the tank is visually inspection. Then a sewer camera is inserted in the outlet pipe to view the distribution box and absorption area.
Warranties are available for septic systems from 1 to 5 years. The warranty includes repairs up to a full system replacement. The warranty does not cover pipe blockage as a result of improper usage.
Water Quality Testing
A basic water quality test is intended to detect bacteria. Additional tests are lead, pH, and Nitrites/Nitrates. Water samples are obtained from the home and are sent to an accredited laboratory.
Mold Sampling
The structure(s) are visually inspected for water penetration, moisture sources or visible mold. Air samples are obtained from the interior and the exterior of the home. Any visible mold is tested using a swab or tape lift. The samples are sent to an accredited laboratory. The resulting report lists the type and amount of mold and if any action is necessary.
Energy Efficiency Auditing
The structure(s) is examined and measured to find all opportunites for energy savings. A customized report is produced which shows the savings and costs for energy efficiency improvements. The report lists the group of improvements that, when financed, will save more money than they cost. Blower door and infra-red imaging are not necessary, but available upon request.

Wood Destroying Insect Inspection and Warranty
The structure(s) are visually inspected for wood destroying insects. Any exposed wood framing is probed to test for wood destroying insects.
Warranties are available from 6 months to 1 year. The warranty covers treatment only; it does not cover concealed damage.
Lead Clearance and Lead Paint Testing
EPA standard protocol is used in conjunction with the City of Rochester standard to perform lead wipes for properties cited by the City. Passing the visual inspection and lead wipe tests results in the Lead Clearance recognized by the City.
Lead wipes or XRF Technology can be utilized to assess the structure(s) for lead paint and dust presence. The amount and location any lead paint is listed in an easy to read report. Lead paint in the soil surround the structure(s) can also be tested.
Environmental Report
An Environmental Report will identify any reported environmental concerns within a 300 foot radius of the property. The report searches local, state and federal databases for any reported environmental hazards.
Oil Tank Testing and Scanning
Underground oil tanks are tested using digital ultrasound non-pressure test and/or soil sampling.
The property is visually inspected to look for any signs oil tank components and scanned using a tank locator.
Pool Inspection
The pool is visually inspected to identify any structural or surface defects. The electrical and safety components are evaluated including the gates, fence, ladders and railings. The pool pump and filter are tested to insure proper operation.
Lawn Sprinkler Inspections
The lawn sprinkler is inspected for the proper backflow preventer. The system is operated to check all of the zones and heads for functional flow and proper operation.
Pre-Listing Inspections for Sellers
When selling a home, studies show that you can save up to 50% of the repair cost by identifying the defects prior to the buyer. We conduct the inspection, identify any defects and supply a comprehensive report. You offer this inspection report to the buyer. The buyer then retains our services for a reduced fee to walk them through the home and the inspection report. This saves you the stress and hassle of having a different inspection company evaluate your home.
New Construction Inspection
Conducted during the 3 different phases of construction:
Phase 1 – Foundation inspection. This inspection is completed after the foundation is installed.
Phase 2 - Rough frame, plumbing and electrical inspection. The inspection is completed just prior to the installation of the drywall.
Phase 3 – Final inspection. This inspection is conducted when the house is ready for occupancy and includes all of the finished walls, appliances, fixtures
